About Kentucky Builds LLC

We know all sides to the coin

Have you ever heard of contractor horror stories where the project doesn’t get finished, or the craftsmanship is awful, or the homeowner regrets everything about the project, or the project runs way over budget? If you have a good contractor, how do you know if your project is going to be a good investment? How can you be sure that you won’t blow your budget? How do you know if your home or investment is built well and you won’t have issues in the near future?

Kentucky Builds is lead by Michael Horstman who is also a licensed real estate broker in Kentucky. Michael brings professionalism and the other half of construction to the table which is: planning, contract agreements, working with “white collar” professionals such as attorneys and engineers, building science, insights into material quality, market demands, and good ideas when it comes to resale value and making a good investment. Michael has bought, built, sold, invested, or developed over 100 million dollars worth of real estate and brings over a decade of experience to each project.

With Kentucky Builds, you know that your project will be planned in detail before construction ever begins, that the quality of material and building science is to the highest level within your budget, and you have designs and ideas from a professional in construction and sales.

Have a home that feels comfortable, lower energy bills, a healthier home, a longer lasting investment, a better investment, and a better resale value.

Our goal is to build quality homes. People are often surprised to build a much better product, only comes with  a small price increase of 10-20% in overall costs upfront. The reason is that proper planning and design before the project ever begins will reveal efficiencies and inefficiencies. We lead the decisions on mechanicals, foundational decisions, and the “behind the walls” options, while you lead the decisions on finishes. In the pursuit of building quality projects, we will educate you into why we recommend what we do, and the pros and cons of those decisions. We are patient and will answer as many questions as you may have.
